Villas
Villas are among the most desirable property types in Phuket, offering privacy, spacious layouts and private pools. These range from modest family homes to luxury estates.
Foreigners cannot directly own land in Thailand. As a result, villas are usually offered through long-term leasehold arrangements, with the land held by a Thai individual or a Thai-registered company. Thai companies must meet shareholder and operational requirements, as nominee structures are not permitted under Thai law. Buyers should ensure that any villa purchase is reviewed by qualified legal professionals.
Townhouses and Semi-Detached Homes
Townhouses and semi-detached homes provide more living space than condominiums and often sit within gated communities that include shared facilities. These properties combine the feel of a private residence with the convenience of community management.
Ownership structures vary. Some units are available as Thai freehold, while others are offered on leasehold terms. Foreign buyers should clarify the intended ownership structure early in the process, as certain types of freehold land ownership are restricted.
Land Plots
Land is a popular choice for buyers who wish to build a custom home or investment property. Thai nationals and qualifying Thai companies can purchase land freehold, while foreigners generally access land through long-term leases.
Because land ownership is subject to stricter regulatory oversight, buyers should confirm zoning regulations, access rights, infrastructure availability and the legal structure under which the land is held before proceeding.
Hotel-Licensed Condominium Developments
Many modern developments in Phuket operate as mixed-use projects that combine condominium ownership with hotel-style management. These are often marketed to investors seeking rental income, as they may include services such as reception areas, housekeeping, hospitality facilities and structured rental programmes.
Only the parts of these projects that are formally registered under the Condominium Act can be owned freehold by foreigners. Other sections may operate under a hotel licence and are not available for foreign freehold ownership. Buyers should verify whether the unit they are considering is under the condominium-licensed freehold quota of the development.
Commercial Property
Phuket also offers commercial property options, including shop units, restaurants and hospitality businesses. Foreigners generally access commercial property through leases or through Thai companies set up in accordance with local regulations.
Commercial properties are typically found in high-traffic areas, tourist districts and growing residential communities.
